Without setting a budget beforehand, it's easy to overspend when selecting these materials. 2. Change of Scope: Any changes in the project's scope will naturally affect the cost. For instance, if you decide to expand the project by adding backyard concrete after your ADU is completed, this will increase the overall cost. 3. Known-Unknowns: Construction projects often contain uncertainties, even with approved plans. To account for potential unknowns, we may include an allowance in your bid, ensuring that we are prepared for unexpected situations. 4. Unknown-Unknowns: Despite our efforts to anticipate unknowns, there will always be some unpredictable elements. For example, during excavation for the foundation, we encountered a substantial underground rock that caused delays. In such cases, we prioritize collaborative problem-solving with the client to minimize additional costs and keep the project on track.
